The proposal would be contrary to policies H4 and H5 of the South Oxfordshire Local Plan and to BP1, BP2, BP4 and BD1) in the adopted South Oxfordshire Design Guide. It constitutes an overdevelopment of the site which would result in inadequate private gardens for the proposed dwellings, and in a cramped and incongruous form of development particularly by reason of the width, height, depth and forward location of the building which would be harmful to the character and appearance of the locality.

The application contains inadequate details to demonstrate that a satisfactory means of foul drainage is available within the application area contrary to policy G6 of the South Oxfordshire Local Plan.
