Conditions / Refusal Reasons
Having regard to the scale of the existing building and the extensive alterations and extensions required to use it as a dwelling, the proposals would be tantamount to the erection of a new dwelling in an isolated group of dwellings, beyond the built-up limits of existing development at Goring, contrary to Policies G5, H6 and C11 of the adopted South Oxfordshire Local Plan.
That, having regard to the location of the proposed building and curtilages relative to existing surrounding properties, the proposals would result in a cramped and incongruous form of development which would detract from the character and visual amenity of the locality, contrary to Policy G1 of the adopted South Oxfordshire Local Plan.
That, having regard to the inappropriate external materials and details of design, the proposals would result in an incongruous building which would detract from the visual amenity of the locality, contrary to Section 4 of the South Oxfordshire Design Guide and the Goring Village Design Statement.
That insufficient information accompanies the application to demonstrate that there is adequate foul drainage to serve the new dwelling. In the absence of such information the development is contrary to Policy G7 of the adopted South Oxfordshire Local Plan.
