That the site lies within the Northbourne Conservation Area and, having regard to the location of the site relative to existing surrounding development and the width of the site relative to the width of the proposed dwelling, the proposal would result in a cramped, intrusive and incongruous form of development which would detract from the character and visual amenity of the locality contrary to Policies G1, CON8 and H4 of the adopted South Oxfordshire Local Plan.

That, having regard to the relationship between the proposed dwelling and existing surrounding development, the dwelling would be overlooked by adjoining property, resulting in unsatisfactory standards of residential amenity for existing and future occupiers, contrary to Policies G8 and H11 of the adopted South Oxfordshire Local Plan and BP5 of the South Oxfordshire Design Guide.
