That having regard to its size, location and proximity to the boundary with the side access road to the garage court, the proposed extension would be detrimental to the character and appearance of the existing dwellinghouse and intrusive in the street scene. In addition the scale and mass of the extension in combination with the existing works of extension that have taken place would unduly increase the built-up appearance of the site. As such the proposal would be contrary to Policies H12 and G8 of the adopted South Oxfordshire Local Plan and would conflict with guidance contained in Section 4.6 of the adopted South Oxfordshire Design Guide.
