That approval of the details of the siting, design and external appearance of the building(s) and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority in writing before any development is commenced. Reason: As the application is not accompanied by details of these matters and to comply with policy G1 of the Council's adopted South Oxfordshire Local Plan.

That application for the approval of the reserved matters referred to in Condition 01 above shall be made to the Local Planning Authority not later than three years from the date of this permission, and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 and to comply with policy G1 of the Council's adopted South Oxfordshire Local Plan.
