The proposed extension would constitute a cramped, intrusive and incongruous form of development having regard to its siting, orientation and effect on the existing pair of garages contrary to policy H12 of the South Oxfordshire Local Plan and guidance (EX1) in the South Oxfordshire Design Guide.
Having regard to its size and siting close to the boundary with number 41 Derwent Avenue, the extension would overshadow and be oppressive to that adjacent property to the detriment of the amenity enjoyed by its occupants contrary to policy H12 of the South Oxfordshire Local Plan and guidance (EX5) in the South Oxfordshire Design Guide.
