Conditions / Refusal Reasons
That within 2 months of the date of this permission a scheme for a metal guard around the lower 2 metres of the flue shall be submitted to and approved in writing by the Local Planning Authority, to prevent access to the flue when it is hot.  The approved scheme shall be implemented within 
4 months of the date of this decision and retained as such. 

Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of
               the Council's adopted South Oxfordshire Local Plan.

That the flue shall be painted matt black within 2 months of the date of this permission and maintained as such.

Reason: To safeguard the character of the area in accordance with Policies C2 and H12 of the 
               Council's adopted South Oxfordshire Local Plan.
