That the premises shall not be open for business outside the hours of 7.30 am and 10.30 pm on any single day.

Reason: To protect local amenities and the attractiveness and role of the parade for 
             shopping purposes in accordance with Policy G7 of the South Oxfordshire Local
             Plan.

That notwithstanding the provisions of Article 3 of and Class C of Part 3 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no change of use falling within Class A2 of the Town and Country Planning (Use Classes) Order 1987 shall take place unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.

Reason: To protect the attractiveness and role of the parade for shopping purposes in 
             accordance with Policy S7 of the South Oxfordshire Local Plan.

That the use hereby permitted is restricted to the ground floor of the building only.

Reason: To protect local amenities in accordance with Policy G7 of the South Oxfordshire
             Local Plan.
