That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policies G8 and Con 10 of the South Oxfordshire Local Plan.

That the materials to be used for the external finish of the cheeks and fascia of the dormer window shall be of the same colour, type and texture as those used on the existing dormer windows.
