Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the South Oxfordshire Local Plan.

That the rooflights shall be of the conservation type. Reason: To ensure that the details of the development are satisfactory in accordance with Policy Con 10 of the South Oxfordshire Local Plan.

That the building hereby permitted shall be used only for the purposes specified in the application, for the garaging of motor cars and as a home office for the personal enjoyment of occupants of 14 Watling Lane and the building shall not be used for any commercial or business purpose whatsoever. Reason: To secure the proper planning of the locality in accordance with Policy G1 of the South Oxfordshire Local Plan.

That hedge plants of species to be first agreed in writing with the Local Planning Authority shall be planted along the eastern and southern boundaries of the land to supplement the existing hedging prior to the first use and occupation of the garage/home office accommodation hereby permitted and such hedge plants shall be so tended as to grow to and remain at a height commensurate with the existing hedge and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policy G9 of the South Oxfordshire Local Plan.
