That, having regard to the prominent and elevated position of the existing building and to the design of the proposed extension, the proposal represents an unacceptable form of development that does not relate well to the established character of the building and would detract from its character and appearance detrimental to the visual amenities of the area.As such the proposal would be contrary to Policies G1 and H12 of the South Oxfordshire Local Plan.

That, having regard to the the elevated position of the building, its relationship with the neighbouring property 45 Henley Road,to the provision of a window on the side (north western) elevation and to the size of the proposed extension, the proposal represents an unneighbourly form of development that would overlook 45 Henley Road and create an oppressive form of development from the front aspect of that property which would detract from the residential amenities of the occupants of 45 Henley Road. As such the proposal would be contrary to Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
