Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
No development shall take place until samples of the materials to be used in the construction of the external surfaces of the buildings hereby permitted, together with details of all brick bonding, jointing/pointing, external windows and doors and rainwater goods have been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy CON10 of the adopted South Oxfordshire Local Plan.
No development shall take place until full details of both hard and soft landscape works have been submitted to and approved in writing by the Local Planning Authority and these works shall be carried out as approved. These details shall include a schedule of all vegetation to be retained, a planting schedule with proposed position and details of species and a specification for the formation of the driveway as a permeable surface. The driveway is to be constructed prior to the commencement of building works and is to be retained as permeable surface.
Reason: To help to assimilate the development into its surroundings and to safeguard trees
which are visually important in accordance with Policies G9 and C16 of the
adopted South Oxfordshire Local Plan.
In this condition "retained vegetation" means any existing vegetation, which is to be retained in accordance with the approved plans and particulars; and paragraphs (i) and (ii) below shall have effect until the expiration of 1 year from the date of the occupation of the building for its permitted use.
i) No retained vegetation shall be cut down, uprooted or destroyed, nor shall any retained
vegetation be topped or lopped other than in accordance with the approved plans and
particular, without the written approval of the Local Planning Authority. Any topping or
lopping or trees approved shall be carried out in accordance with British Standard 3998
(Tree Work).
ii) If any retained vegetation is removed, uprooted or destroyed or dies, another shall be
planted at the same place and shall be of such size and species, and shall be planted at
such time, as may be specified in writing by the Local Planning Authority.
iii) The erection of fencing for the protection of any retained vegetation shall be undertaken
in accordance with the approved plans and particulars before any equipment, machinery
or materials are brought onto the site for the purposes of the development, and shall be
maintained until all equipment, machinery and surplus materials have been removed
from the site. Nothing shall be stored or placed in any area fenced in accordance with
this condition and the ground levels within those areas shall not be altered, nor shall any
excavation be made, without the written consent of the Local Planning Authority.
Reason: To safeguard trees which are visually important in accordance with Policy C16 of
the adopted South Oxfordshire Local Plan.
That the scheme for tree protection required by Condition 4 above shall include a method statement for construction of the dwelling to include details of machinery and materials storage to ensure that such storage does not take place other than within areas to be agreed.

the adopted South Oxfordshire Local Plan.
That a full archaeological watching brief shall be carried out during the period of construction works in accordance with details and by a professionally competent archaeological organisation which shall have been submitted to and approved in writing by the Local Planning Authority before development commences. The brief shall include the recording of any archaeological features revealed, limited archaeological excavation and the retrieval of artefactual evidence.
Reason: As the site is of archaeological importance in accordance with Policy CON16 of
the adopted South Oxfordshire Local Plan.
