Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That the existing yew tree on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the tree which is protected by a tree preservation order in accordance with Policies G1 and C16 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of development a detailed specification of the foundations for the side extension shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the yew tree in accordance with Policies G1 and C16 of the adopted South Oxfordshire Local Plan.
