Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in the application to seek permission for the development and the plan numbers 94282/921/082/2862 & 2863 accompanying such application except as modified by conditions of this permission unless otherwise agreed by the Assistant Director of Environmental Services (Land Use Planning) in writing. Reason: To ensure the details of the development are carried out in accordance with the application as approved.

That development must be begun not later than the expiration of five years beginning with the date hereof. Reason: By virtue of the provisions of Section 91(1)(a) of the Town and Country Planning Act, 1990.

That the playing field shall only be used by East Hagbourne School. Reason: In the interests of the amenities of the neighbouring residents.

Notwithstanding the provision of the Town and Country Planning General Permitted Development Order 1995 (or any order revoking and re-enacting that Order), no buildings, structures or enclosures shall be erected without the prior consent of the Assistant Director of Environmental Services (Land Use Planning). Reason: To protect the rural character of the area.

That no topsoil or subsoil shall be removed from the site during or after the carrying out of the proposed development and that during any construction work relating to the proposed development any stripping and movement of topsoil or subsoil shall be carried out separately and material shall not be mixed together. Reason: To protect the soil resource.

That a landscaping scheme for the new hedgerow to be planted on the northern, southern and eastern boundaries of the site shall be submitted to and approved in writing by the Assistant Director of Environmental Services (Land Use Planning) prior to the commencement of the development hereby permitted. That the new hedgerow to be planted shall be implemented in the first planting season following the first use of the approved development and allowed to grow to and be maintained at a height of not less than 1.5 metres. In the event of the hedgerow so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new hedgerow or part of hedgerow, as the case may be, of species first approved by the Assistant Director of Environmental Services (Land Use Planning) be planted and properly maintained in a position or positions first approved by the Assistant Director of Environmental Services (Land Use Planning). Reason: In the interests of the visual amenities of the area and to ensure the creation of a pleasant environment for the development.

That the proposed crossing of Main Road next to Hagbourne School entrance be formed, laid out and constructed strictly in accordance with specification provided by the County Highways Engineer and that all ancillary works be undertaken in accordance with the specification. Reason: In the interests of pedestrian and highway safety.
