Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the materials resulting from the demolition of the building shall be removed from the land within one month of the commencement of the works and the land left in a tidy and orderly state. Reason: To safeguard the character of the area in accordance with Policy CON9 of the adopted South Oxfordshire Local Plan

That the existing trees and hedges on the land shall be protected in accordance with British Standards 5837 'Trees in Relation to Construction' whilst works of demolition are in progress and in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the demolition works. The implementation of the protection measures and the demolition works shall be overseen by an arboricultural consultant during all work on site. Reason: To safeguard trees and hedges which are visually important and in accordance with Policy G8 of the adopted South Oxfordshire Local Plan

That demolition shall not commence prior to the completion of a contract to redevelop the site in accordance with a planning permission granted by the Local Planning Authority. Reason: To safeguard the character of the conservation area in accordance with Policy CON9 of the adopted South Oxfordshire Local Plan
