Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That the foundations shall be designed so as to minimise disruption to the roots of the adjoining trees in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard trees which are visually important in accordance with Policy C16 of the adopted South Oxfordshire Local Plan.

That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard trees which are visually important in accordance with Policy C16 of the adopted South Oxfordshire Local Plan.

There shall be no raising of existing ground levels on the site. Reason: To prevent the risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

No spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood. Reason: To prevent the risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.
