That no more than one light on any given building façade is to remain permanently turned on during evening hours. All other lights are to operate only on the basis of individually fitted motion detectors with sensitivity to movement not extending beyond the boundaries of the site and with a maximum lighting duration of 5 minutes. Reason: To protect the amenity of neighbouring residents from the adverse effects of external lighting in accordance with Policy EP3 of the South Oxfordshire Local Plan 2011.

That all lights are to be directed downwards to prevent light spillage that would result in disturbance to any nearby residential occupation or a hazard to any passing traffic. To minimise light Glare from the Luminaires, the main beam shall not be directed towards any potential observer and at an angle greater than 70 degrees (in accordance with the Institution of Lighting Engineers Guidance Notes for the Reduction of Obtrusive Light GN01). Reason: To protect the amenity of neighbouring residents from the adverse effects of external lighting in accordance with Policy EP3 of the South Oxfordshire Local Plan 2011.

Light trespass into the windows of any light sensitive premises (i.e. nearby residential properties) shall not have a Vertical Illuminance greater than 2-25 Lux (in accordance with the Institution of Lighting Engineers Guidance Notes for the Reduction of Obtrusive Light GN01). Reason: To protect the amenity of neighbouring residents from the adverse effects of external lighting in accordance with Policy EP3 of the South Oxfordshire Local Plan 2011.
