Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building in accordance with Policy CON9 of the adopted South Oxfordshire Local Plan.

That samples of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the works are commenced. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Wallingford Conservation Area in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

That works shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Wallingford Conservation Area in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.

That details of the fascia of the rear part of the extension and its relationship to the existing gutters shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the Wallingford Conservation Area in accordance with Poliy CON6 of the adopted South Oxfordshire Local Plan.
