Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To safeguard the architectural and historic character and appearance of the listed
building in accordance with Policies G8 and Con 10 of the South Oxfordshire Local
Plan.
That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors, rainwater goods and flues has been submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard the architectural and historic character and appearance of the listed
building in accordance with Policies G8 and Con 10 of the South Oxfordshire Local
Plan.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional windows to those shown on the submitted plans shall be inserted in the building unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To ensure that the development is not unneighbourly.
That all new rooflights shall be of the conservation type.
Reason: To safeguard the architectural and historic character and appearance of the listed
building in accordance with Policies G8 and Con 10 of the South Oxfordshire Local
Plan.
That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Myrtle Cottage, 181 Thame Road, Warborough as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom.
Reason: As the separate occupation of the accommodation would represent an undesirable
sub-division of the property and result in inadequate standards of amenity and
privacy and in accordance with Policy H13 of the South Oxfordshire Local Plan.
