Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced.
Reason: To safeguard the architectural and historic character and appearance of the listed
building in accordance with Policies G1, CON6 and CON10 of the adopted
South Oxfordshire Local Plan.
That development shall not begin until a detailed specification of the type, design and external finish of the new gates and piers, all windows, dormers and cheeks, external doors, the balcony and rainwater goods has been submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard the architectural and historic character and appearance of the
listed building in accordance with Policies G1, CON6 and CON10 of the adopted
South Oxfordshire Local Plan.
There shall be no raising of ground levels on the site.
Reason: The site is within the flood plain of the River Thames and raising ground levels
would increase the risk of flooding due to impedance of flood flows and reduction
of flood storage capacity in accordance with Policies G1 and G16 of the
adopted South Oxfordshire Local Plan.
No spoil or materials shall be deposited or stored on the part of the site lying within the area liable to flood.
Reason: To prevent the increased risk of flooding due to impedance of flood flows and
reduction of flood storage capacity in accordance with Policies G1 and G16
of the adopted South Oxfordshire Local Plan.
