Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the South Oxfordshire Local Plan.

That all parts of the external walls proposed to be rendered shall be cement rendered and colour coated in a colour to be agreed in writing by the Local Planning Authority before development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the South Oxfordshire Local Plan.

That except insofar as may be otherwise agreed by the Local Planning Authority, all trees, shrubs and hedge plants on the land be preserved and properly maintained during the course of building operations and for a period of three years following completion of the development and that in the event of any of the trees, shrubs or hedge plants dying or being seriously damaged or destroyed during that period, a new tree, shrub or hedge plant or equivalent number of trees, shrubs or hedge plants as the case may be of a species first approved by the Local Planning Authority be planted and properly maintained in a position or positions first approved by the Local Planning Authority, such planting to be implemented as approved within 12 months of the loss of the previously existing planting. Reason: To safeguard trees, shrubs and hedge plants which are of amenity importance in accordance with Policy G8 of the South Oxfordshire Local Plan.

That the existing trees and hedges on the land shall be protected in accordance with B.S.5387:1991 Trees in Relation to Construction whilst development operations are in progress and in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character of the area and in accordance with Policy G8 of the South Oxfordshire Local Plan.

That no development shall commence until those buildings on the site to be demolished have been demolished and the materials therefrom removed from the land except where may be necessary to provide a hardcore base for the new dwellinghouse. Reason: To safeguard the character of the area and in accordance with Policy G8 of the South Oxfordshire Local Plan.

That the proposed garage shall be constructed with floor slabs at existing ground level and that apertures shall be inserted in the side and rear walls from ground floor level up to the March 1947 flood level and gaps left under the main garage doors in order to allow for the free flow of water in the event of a flood. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of floodwater storage capacity and in accordance with Policy G16 of the South Oxfordshire Local Plan.

That no spoil, materials or arisings from excavation works shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity and in accordance with Policy G16 of the South Oxfordshire Local Plan.

That existing ground levels on the site shall not be raised. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity and in accordance with Policy G16 of the South Oxfordshire Local Plan.

That a scheme for the landscaping of the site, including the planting of live trees and shrubs and the treatment of the access road and hardstandings, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help assimilate the development into its surroundings in accordance with Policy G9 of the South Oxfordshire Local Plan.
