Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That, notwithstanding any indication given on the plans, the new boundary fence/wall shall be located a minimum of 2.8m from the surfaced portion of the adjoining footpath. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1 and G14 of the adopted South Oxfordshire Local Plan.

That the fence on the northern and western boundary shall be either pallisade or 'hit and miss' fencing in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To help prevent crime in accordance with Policy G14 of the adopted South Oxfordshire Local Plan.

That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That the existing hedge on the southern boundary shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To help prevent crime in accordance with Policy G14 of the adopted South Oxfordshire Local Plan.
