Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: To safeguard the character of the area in accordance with Policies G1 and H12 of
the adopted South Oxfordshire Local Plan.
That development shall not commence until a detailed specification of the foundation design has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the root system of the trees protected by a tree preservation order
will not be damaged by the construction of the foundations in accordance
with Policies G1 and C16 of the adopted South Oxfordshire Local Plan
That the existing trees subject of a Tree Preservation Order on the land shall be protected whilst development operations are in progress, in accordance with the advice given in BS 5837 "Trees in Relation to Construction" and the scheme for protection measures shall be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development.
Reason: To safeguard trees which are visually important in accordance with Policies G1 and
H12 of the adopted South Oxfordshire Local Plan.
