That, having regard to the size of the extension relative to the existing property, and its location within the Oxford Green Belt, the extension represents an inappropriate form of development as defined by Planning Policy Guidance Note 2, Green Belts, and would detract from the character of the existing property and the visual amenity of the locality contrary to Policies G1, GB2 and H12 of the adopted South Oxfordshire Local Plan.

That having regard to its size, height and details of design the proposed extension detracts from the character and appearance of the existing dwellinghouse and the visual amenity of the area contrary to Policies G8 and H12 of the adopted South Oxfordshire Local Plan.
