That, having regard to the size of the extension and to its forward projection, the proposals represent an intrusive and incongruous form of development which would detract from the character, appearance and setting of the existing dwelling and the visual amenity of the street scene, contrary to Policy H12 of the adopted South Oxfordshire Local Plan.

That, having regard to the location of the extension relative to adjoining dwellings, the proposals represent an oppressive and unneighbourly form of development, detrimental to the residential amenity of occupants of adjoining dwellings, contrary to Policy H12 of the adopted South Oxfordshire Local Plan.
