Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H5 of the adopted South Oxfordshire Local Plan.

That development shall not begin until detailed specifications of the designs, materials and external finishes of all windows, rooflights, external doors and rainwater goods have been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the Aston Tirrold/Aston Upthorpe Conservation Area in accordance with Policies Con 8 and Con 10 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows or rooflights shall be constructed in either side elevation of the dwelling other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H5 of the adopted South Oxfordshire Local Plan.

That the existing hedge along the whole of the front boundary of the land with Fullers Road shall be retained and properly maintained at a height of not less than 1.8 metres, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policies G1 and Con 10 of the adopted South Oxfordshire Local Plan.

That before any of the development hereby permitted is occupied, the parking and turning spaces shown on the approved plan shall be constructed and such spaces shall thereafter be kept permanently available for the use of residents and visitors to the site. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G1 and G11 of the adopted South Oxfordshire Local Plan.
