Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To ensure that the details of the development are satisfactory in accordance with Policy C2 of the adopted South Oxfordshire Local Plan.

That a full schedule of repairs shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. The schedule shall include the removal of the buildings shown on the approved plan to be removed and the reroofing of the eastern section of the building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy C11 of the adopted South Oxfordshire Local Plan.

That the treatment of the forecourt to the north of the building shall be undertaken in accordance with details which shall first have been submitted to and approved in writing by the Local Planning Authority. The scheme shall be designed to discourage the parking of any vehicles to the north of the building and the scheme, once undertaken, shall first been agreed in writing with the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy C11 of the adopted South Oxfordshire Local Plan.

That no development shall be carried out on the site unless an application for planning permission in that behalf is first submitted to and approved by the Local Planning Authority, and this condition shall apply notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995. Reason: That control over further extensions/alterations to the building is required to ensure the character and setting of the building is retained in accordance with Policy C11 of the adopted South Oxfordshire Local Plan.

That a scheme for external lighting shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. No external lights, other than those approved by this condition shall be provided. Reason: To protect the visual amenity of the locality in accordance with Policy C11 of the adopted South Oxfordshire Local Plan.

That the parking area shown on the approved plan to the south of the building shall be laid out prior to the first occupation of the building and thereafter be kept available for parking and servicing vehicles. No other parking areas shall be laid out unless planning permission shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure adequate parking and to protect local amenities in accordance with Policies G11 and C11 of the adopted South Oxfordshire Local Plan.
