Conditions / Refusal Reasons
That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area in accordance with Policies G1, G8 and H4 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors, dormers, eaves/fascias and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policies G1, G8 and H4 of the Council's adopted South Oxfordshire Local Plan.

That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of the access road and hardstandings, and the provision of boundary fencing (including the enclosure of front garden areas with low fences, walls or railings) and screen walling shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policies G8 and G9 of the Council's adopted South Oxfordshire Local Plan.

That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard trees which are visually important in accordance with Policies G1 and C18 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of development on the site a detailed specification of the foundations to the garage on plot 41 shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard trees which are visually important in accordance with Policies G1 and C18 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of development on the site details of the service runs in the vicinity of the protected trees shall be submitted to and approved in writing by the Local Planning Authority and these shall be implemented as approved. Reason: To safeguard trees which are visually important in accordance with Policies G1 and C18 of the Council's adopted South Oxfordshire Local Plan.

That the whole of the roads and footpaths shown on the layout plan accompanying the application, and all surface water drainage works, be laid out and constructed in accordance with the Oxfordshire County Council Design Guide for Residential Roads and the specification for the construction of works for housing development, and in all respects to the satisfaction of the Local Planning Authority. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the Council's adopted South Oxfordshire Local Plan.

That prior to the occupation of any dwelling the traffic calming measures on the spur road shall be provided in accordance with a scheme which shall have been submitted to and approved in writing by the Local Planning Authority. Reason: In the interest of highway safety and convenience in accordance with Policy G10 of the Council's adopted South Oxfordshire Local Plan.

That the dwellings shall not be occupied until the parking provision has been constructed, surfaced and laid out, as shown on drawing no. 00/101/010G; and such parking provision shall be retained thereafter. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G11 and T9 of the Council's adopted South Oxfordshire Local Plan.

That the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior permission of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G11 and T9 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health and to avoid pollution in accordance with Policies G1 and G6 of the Council's adopted South Oxfordshire Local Plan.

That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: In the interests of public health in accordance with Policies G1 and G6 of the Council's adopted South Oxfordshire Local Plan.

That a full archaeological watching brief shall be carried out during the period of construction works in accordance with a scheme and by a professionally competent archaeological organisation details of which shall have been submitted to and approved in writing by the Local Planning Authority before development commences. The brief shall include the recording of any archaeological features revealed, limited archaeological excavation and the retrieval of artefactual evidence. Reason: As the site is of archaeological importance in accordance with Policies G1 and CON17 of the Council's adopted South Oxfordshire Local Plan.
