That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That no materials from the building to be demolished shall be stored under the canopy spread of the Ash tree protected by a Tree Preservation Order. Reason: To prevent root damage to the tree which is visually important in accordance with Policies G1 and C16 of the adopted South Oxfordshire Local Plan.
