Conditions / Refusal Reasons
That the materials to be used for the external walls and for making good shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory.
That car parking shall be provided as shown on deposited plan reference 01/01012/1(a), constructed, surfaced and laid out; retained and maintained and available at all times for the parking of a car to serve the residential accommodation.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to
protect local amenities.
That the residential accommodation shall be used and occupied only in connection with and ancillary to the shop use on the ground floor.
Reason: To secure the proper planning of the locality and because permission is given only
in view of the special circumstances.
That a scheme showing details of the planters, kerbing and surface finishes of the forecourt shall be submitted to and approved in writing by the Local Planning Authority and all works which form part of the scheme shall be completed prior to the first use and occupation of the residential accommodation hereby permitted.
