Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy H12 of the adopted South Oxfordshire Local Plan.
That the building shall be used only for the storage of boats and ancillary equipment and for changing and toilet facilities.
Reason: That permission for a new building in the countryside is only granted as a
replacement for the existing approved building and to safeguard the character and
amenity of the locality in accordance with Policies G1 and G5 of the adopted South
Oxfordshire Local Plan.
That within one month of first occupation and use of the building hereby permitted the existing building shall be demolished and all materials therefrom including the floor shall be removed from the site.
Reason: Permission is only granted for a replacement facility and to safeguard the local
landscape in accordance with Policies G1, G5, C3 and C4 of the adopted South
Oxfordshire Local Plan.
That there shall be no raising of existing ground levels or any spoil or materials stored on the site.
Reason: To prevent increased risk of flooding due to impedance of flood flows and
reduction of flood storage capacity in accordance with Policy C16 of the adopted
South Oxfordshire Local Plan.
That the garage shall be constructed with floor slabs at existing ground level and any material from excavation works shall be removed from the flood plain. Apertures shall be inserted in the side and rear walls from ground level up to the March 1947 flood water level and gaps left under the main garage doors to allow free entry and egress of flood water. The apertures and gaps shall therefore be kept open and unobstructed at all times.
Reason: To prevent increased risk of flooding due to impedance of flood flows and
reduction of flood storage capacity in accordance with Policy C16 of the adopted
South Oxfordshire Local Plan.
That a scheme for the landscaping of the site, including the planting of live trees and shrubs and the treatment of the access road and hardstandings, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with
Policies C3, C4 and G9 of the adopted South Oxfordshire Local Plan.
That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of public health and to avoid pollution in accordance with
Policy G7 of the adopted South Oxfordshire Local Plan.
