That, having regard to the relationship of the site to existing surrounding development and to its lack of proper road frontage, the proposals would result in a visually cramped and incongruous form of development which would detract from the character, appearance and setting of this part of Whitehills Green, which lies within the Chilterns Area of Outstanding Natural Beauty, contrary to Policies C2 and H4 of the adopted South Oxfordshire Local Plan.

That, having regard to the relationship of the site to existing surrounding development, the dwelling would overlook and be overlooked and result in an unneighbourly form of development contrary to Policy H11 of the adopted South Oxfordshire Local Plan.
