The proposal represents an inappropriate form of development within the Oxford Green Belt and includes open storage that fails to preserve the openness and visual amenity of the Green Belt. As such the proposal would be contrary to policy G4 of the Oxfordshire Structure Plan 2011 and policies G1, G8, G5, C1, GB2, GB3 and GB4 of the South Oxfordshire Local Plan.

The proposal lies on a site outside of the boundaries of any settlement and introduces an employment generating use in an unsuitable location contrary to policies E3 and E6 of the South Oxfordshire Local Plan.

The proposal lies on a site within the flood plain of the River Thames and increases the likelihood of flooding and reduces the flood storage capacity of the flood plain contrary to policy G16 of the South Oxfordshire Local Plan.
