That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the area at the front of the building as shown on the submitted floor plan shall be used only for Class A1 shop use as defined within the Town and Country Planning (Use Classes) Order 1987. Reason: To retain the vitality and viability of the shopping centre and safeguard the amenities enjoyed by local residents in accordance with Policies G7 and S3 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of and Class C of Part 3 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 and the Town and Country Planning (Use Classes) Order 1987 (or any orders revoking and re-acting those Orders) no hot food shall be sold for consumption off the premises and no change to Class A2 use shall take place. Reason: To retain the vitality and viability of the shopping centre and safeguard the amenities enjoyed by local residents in accordance with Policies G7 and S3 of the adopted South Oxfordshire Local Plan.

That the premises shall not be open outside the hours of 8.00 am - 6.00 pm Monday to Saturday. Reason: To safeguard the amenities enjoyed by local residents in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

The before first use of the premises for Class A3 purposes a fume extraction system shall be installed in accordance with detailed specifications submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the amenities enjoyed by local residents in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.
