Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That a hedge of a species to be agreed in writing by the Local Planning Authority prior to the first use of the land as garden shall be planted along the north western and south western boundaries of the site in the first planting season following first use. Any plant which may die or be seriously destroyed within 5 years of planting shall be replaced and the replacement properly maintained.
Reason: To help to assimilate the development into its surroundings in accordance with
Policy G9 of the adopted South Oxfordshire Local Plan.
That, notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any modification or re-enactment thereof) none of the development described in Class E of Part 1, and Class A of Part 2 of Schedule 2 of that Order (copy attached) shall be carried out unless permission has first been obtained from the Local Planning Authority.
Reason: That control over certain minor operations is required to safeguard local amenity in
accordance with Policy C6 of the adopted South Oxfordshire Local Plan.
