That, having regard to the excessive height relative to the adjoining properties, the inappropriate details of design and to the forward location of the garage, the development would result in a cramped and intrusive form of development, out of keeping with existing surrounding buildings, detrimental to the visual amenity of the locality, contrary to Policy H4 of the adopted South Oxfordshire Local Plan.

That the development would result in unacceptable pressure on existing infrastructure, in particular off-site surface water drainage, community, recreation and leisure facilities, and the local highway network, contrary to the proper planning of the locality and Policy G6 of the adopted South Oxfordshire Local Plan. (N.B. This reason can be overcome by payment of appropriate contributions to cover off-site works).

That insufficient information accompanies the application to demonstrate that the development can be undertaken without either, building over a sewer which crosses the site, or prejudicing the long term retention of the hedge on the northern boundary of the site. In the absence of such information, the development would be contrary to Policies G6, G7 and G8 of the adopted South Oxfordshire Local Plan.
