Conditions / Refusal Reasons
That having regard to the size of the site and the form of development in the area, which is characterised by semi-detached houses or maisonettes in a semi-detached form, the proposal to provide a detached dwelling represents an inappropriate form of development out of keeping with the established character of the area. As such the proposal would detract from the visual amenity of the area contrary to Policies G1 and H5 of the adopted South Oxfordshire Local Plan and principles in the South Oxfordshire Design Guide.
That having regard to the size of the site, its relationship with 70 Sinodun Road and to the current planning permission for a two storey side extension to that property (ref P00/W0318), the proposal to provide a detached dwelling on the site would create a cramped form of development which could not respect existing building lines and provide adequate private amenity space. It would also be out of keeping with the spacious character of the surrounding area and would detract from the visual amenity of that area. As such the proposal would be contrary to Policies G1 and H5 of the adopted South Oxfordshire Local Plan and principles in the South Oxfordshire Design Guide.
