That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the South Oxfordshire Local Plan.

That the driveway/access way to the garage shall be constructed using the no dig method using a geogrid and aggregate sub base as identified in the attached Tree in Focus Advice Note. Reason: To minimise damage to the root system of the trees in accordance with Policy C16 of the South Oxfordshire Local Plan.
