Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: As the roof pitch on the porch extension is too shallow to accommodate the same tile used on the roof of the existing building and in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the area in accordance with Policies G1 and H12 of the South Oxfordshire Local Plan.

That notwithstanding the window details accompanying the application the development shall not begin until revised details of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policies G1, CON8 and CON10 of the adopted South Oxfordshire Local Plan.
