The proposals represent an unacceptable and unsympathetic form of development to this grade II listed building. The rear extension involves the loss of a large part of the catslide roof and is of a design and form out of keeping with the character of the building and of a size which is excessive for the main range to accommodate. Further, the provision of the second floor bedroom would involve the loss of historic fabric and provision of a dormer which would contribute to the excess of addition to the rear elevation. As such the proposal would detract from the character and appearance of the listed building and the East Hagbourne Conservation Area contrary to policies G1, CON5, CON6, CON8, CON10 and H12 of the adopted South Oxfordshire Local Plan.
