Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H12 and G8 of the South Oxfordshire Local Plan.

That hedges shall be planted along the north western and south western boundaries of the land in accordance with details submitted to and approved in writing by the Local Planning Authority and such hedges shall be so retained and maintained and that any plant which may die or be seriously damaged or destroyed within five years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings and in accordance with Policy G9 of the South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H12 and G8 of the South Oxfordshire Local Plan.
