That, having regard to its location on the common boundary with 5A Moreton Road and its size, height and bulk, the extension represents an oppressive and unneighbourly form of development which would detract from the residential amenity of occupiers of the adjoining property by reason of overshadowing and general proximity, contrary to Policy H12 of the adopted South Oxfordshire Local Plan.

That, having regard to the size of the extension relative to the width of the site, and to the inappropriate details of design, the proposals represent a cramped and incongruous form of development, which would detract from the character, appearance and setting of the existing dwelling and the visual amenity of the locality, contrary to Policy H12 of the adopted South Oxfordshire Local Plan.
