Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That details of foul drainage shall be submitted to and approved in writing by the Local Planning Authority before development commences. Reason: In the interests of public health and to avoid pollution in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: In the interests of public health in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That no soakaways shall be constructed such that they penetrate the water table and they shall not in any event exceed 2 metres in depth below existing ground level. Reason: To prevent pollution of groundwater in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That no solid matter or materials shall be stored at any time within 10 metres of the banks of the Bradford's Brook. Reason: To prevent pollution in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

Before the development is commenced a detailed site investigation shall be carried out to establish if the site is contaminated, to assess the degree and nature of the contamination present, and to determine its potential for the pollution of the water environment. The method and extent of this site investigation shall be agreed with the Planning Authority prior to commencement of the work. Details of appropriate measures to prevent pollution of groundwater and surface water, including provisions for monitoring, shall then be submitted to and approved in writing by the Planning Authority before development commences. The development shall then proceed in strict accordance with the measures approved. Reason: To prevent pollution of the water environment in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That no deliveries to the site and no loading or unloading of goods shall take place between the hours of 22:00 and 07:00. Reason: To safeguard the amenities enjoyed by the occupiers of dwellings in the locality in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.

That the parking provision shall be as shown on the deposited drawing, reference 2001/001 or as otherwise approved in writing by the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

That a detailed specification for the access shall be submitted to and approved in writing by the Local Planning Authority before works commences. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That, notwithstanding any relevant provisions in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order), no building shall be erected on the land unless a planning permission therefor has been granted by the Local Planning Authority. Reason: To ensure that such development does not detract from the amenities enjoyed by occupiers of adjacent residential properties in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.
