Conditions / Refusal Reasons
That the open areas of the site shall be used for parking vehicles, access, manoeuvring, loading and unloading and shall not be used for any other purpose including the storage of goods or materials. Reason: To safeguard the character of the area and to preserve the openness of the Oxford Green Belt in accordance with policies GB3 and C11 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class B of Part 3 of Schedule 2 to the Town & Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no development within Class B of Part 3 of Schedule 2 to the Order shall be carried out on the site unless planning permission has first been granted on a formal application. Reason: To ensure that permitted changes of use at the site do not conflict with the objectives of policies C11 and GB3 of the South Oxfordshire Local Plan.

That the use of unit 4 for the conversion, servicing and maintenance of vans and the associated van parking places shall enure only for the benefit of Transpiration Ltd whilst in occupation of the site and shall not enure for the benefit of the land. Reason: Because permission is only given in view of the special circumstances of the activity contributing to the social well-being of the District in accordance with policy CF1 of the South Oxfordshire Local Plan.

That no machinery shall be operated, no process carried out and no goods despatched or received at the site between the hours of 7.00 am and 7.00 pm on any day or at any time on Sundays, Bank or Public Holidays. Reason: To ensure that the development is not unneighbourly in accordance with policy G7 of the South Oxfordshire Local Plan.
