That, having regard to the size of the site relative to existing adjoining buildings, and to its relationship to Thamesis, the proposals represent a cramped and intrusive form of development which would detract from the character and visual amenity of the locality and fails to provide satisfactory standards of residential amenity for occupants of the proposed dwelling, contrary to Policies G1, G8 and H4 of the adopted South Oxfordshire Local Plan.

That, having regard to the limited width of Fieldside at its junction with the B4015 the erection of a dwelling would result in increased use of an unsatisfactory access which would be detrimental to the safety and convenience of others users of the highway, contrary to Policy G10 of the adopted South Oxfordshire Local Plan.
