That the development would result in the erection of a dwelling in a backland location, without a proper road frontage, leading to difficulty for delivery vehicles, using a new access immediately adjoining 103 Lydalls Road. As such, the dwelling would be in a backland location and result in an unneighbourly form of development, contrary to Policy H18 of the adopted South Oxfordshire Local Plan.
That the front of the site immediately adjoins the Old Didcot Conservation Area and, having regard to the location of the proposed access relative to the existing property and the single storey nature of the proposed dwelling, the proposal would result in a cramped and incongruous form of development, out of keeping with existing surrounding development, which would detract from the character, appearance and setting of the existing dwelling and the visual amenity of the locality, contrary to Policies CON8 and H5 of the adopted South Oxfordshire Local Plan.
