Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the building shall be used only for the purpose specified in the application and for no other purpose whatsoever. Reason: To protect local amenities in accordance with Policy GB2 of the South Oxfordshire Local Plan.

That the existing trees on the land shall be protected whilst development operations are in progress in accordance with B.S.5837.1991 Trees in Relation to Construction and a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard trees which are visually important and in accordance with Policy C16 of the South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the irrigation and airiation system beneath the building has been submitted to and approved in writing by the Local Planning Authority. Reason: To protect and maintain the environment of the existing trees and in accordance with Policy C16 of the South Oxfordshire Local Plan.
