Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the area in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That, within three months of the commencement of development on the bay window extension, the fence on the boundary with 39 Warner Crescent shall be erected as shown on drawing no.20031200 and shall be retained as such. Reason: To ensure that the development is not unneghbourly in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
