Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the pool shall be lined with a green colour finishing material details of which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development.
Reason: To ensure that the pool is not obtrusive in important views in accordance with
policies G1, CON8, CON10, CON15 and C2 of the adopted South Oxfordshire
Local Plan.
That a full archaeological watching brief shall be carried out during the period of construction works in accordance with details and by a professionally competent archaeological organisation which shall have been submitted to and approved in writing by the Local Planning Authority before development commences. The brief shall include the recording of any archaeological features revealed, limited archaeological excavation and the retrieval of artefactual evidence.
Reason: As the site is of archaeological importance in accordance with policies G1 and
CON18 of the adopted South Oxfordshire Local Plan.
That no building or raising of ground levels shall take place across the site as a whole, ie the top of the swimming pool will be at or below existing ground levels, and the spoil from excavating the pool shall not be stored on the site.
Reason: To prevent the increased risk of flooding due to impedance of flood flows and
reduction of flood storage capacity in accordance with policies G1 and G16 of
the adopted South Oxfordshire Local Plan.
