Conditions / Refusal Reasons
That, having regard to the prominent and elevated position of the existing building and to the design of the proposed ground and first floor extension, the proposal represents an unacceptable form of development that does not relate well to the established character of the building and would detract from its character and appearance and would be detrimental to the visual amenities of the area. As such the proposal would be contrary to Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
That, having regard to the elevated position of the existing building, its relationship with the neighbouring property 45 Henley Road, to the inclusion of a first floor balcony on the rear elevation, the provision of a kitchen window on the side (north western) elevation and to the size of the proposed extension, the proposal represents an unneighbourly form of development which would overlook 45 Henley Road from the rear balcony and the kitchen window on the side and create an oppressive form of development for the front aspect of that property which would detract from the residential amenity of the occupants of 45 Henley Road contrary to Policies G1 and H12 of the South Oxfordshire Local Plan.
